Sample report questions for Victoria
What does a building inspection report include in Victoria?
A Victorian pre-purchase building report follows Australian Standard AS 4349.1. It covers the visible condition of the building, lists major and minor defects with photos, notes safety hazards and areas we could not access, and gives a recommended next step for each finding, so you know what to raise before the cooling-off period ends.
Do owner-builders in Victoria need a defects report to sell?
Yes. Under section 137B of the Building Act 1993 (Vic), an owner-builder selling within six and a half years of completing the work must give the buyer a defects report from a prescribed building practitioner. There is no dollar threshold on the report requirement. We prepare 137B reports across Victoria.
Will my report look the same as the sample?
Yes. Your report uses the same format, structure and level of photo evidence as the sample for that service. Only the findings differ, because every property is different. Reports are delivered online within 24 hours of the inspection, and you can open them on a phone, share a link or download a PDF.
