Building and Pest Inspections in Brisbane

In Brisbane, a building inspection and a pest inspection are almost always booked together, and for good reason. South-east Queensland has some of the highest termite activity in Australia, and most home insurance policies do not cover termite damage. Our licensed inspectors check the structure and the timber in one visit and send one report, with a photo of every finding, within 24 hours.

The building half follows AS 4349.1. Your inspector checks the roof and roof space, the subfloor and stumps, every room, the wet areas, decks and stairs, and the site within 30 metres of the house. The pest half follows AS 4349.3: live termites, termite damage, borers, wood rot and the damp, leaking or poorly ventilated areas that attract them, found with moisture meters, thermal imaging and Termatrac radar.

Brisbane homes have their own patterns. Older Queenslanders sit on timber stumps that rot and get eaten, and many have been raised and built in underneath. Parts of the city flooded in 2011 and 2022, so we look for water marks, replaced linings and damp. Newer homes on the fringe turn up slab, drainage and roof defects, and in a recently built home the QBCC Home Warranty Scheme, which runs for 6 years and 6 months from the contract or the start of work, may still cover structural defects.

Buying? Most Queensland contracts are subject to a building and pest inspection by a set date, and notice ending the contract on the report has to reach the seller by 5pm on that date. Tell us the date when you ask for a quote and we book around it.
