Sample report questions for New South Wales
What is a sample building inspection report?
A sample building inspection report is a finished report from a past inspection, shared so you can see the format, depth and photo evidence before you book. It shows how defects are described, how serious each one is rated, and what next step the inspector recommends, so you know exactly what you are paying for.
Why should I read a sample report before booking an inspection?
Because inspection reports vary more than inspection prices. Some are tick-box checklists with few photos, others document every defect with its location, severity and a recommended fix. You will use the report to negotiate, to hold a builder to account or to support a claim, so its detail matters more than anything else you buy.
Which sample report should I look at?
Open the sample for the service you need in your state. Buyers should read the pre-purchase or building and pest sample. Anyone building a new home should read the construction stage samples in order. Owners in a dispute with a builder or insurer should read the defect investigation, insurance claim or expert witness samples.
What does a building inspection report include in NSW?
A NSW pre-purchase building report follows Australian Standard AS 4349.1. It covers the visible condition of the building, lists major and minor defects with photos, notes safety hazards and access limitations, and gives a recommended next step for each finding. A combined building and pest report adds timber pest findings under AS 4349.3.
When do you need a dilapidation report in NSW?
You need a dilapidation report before excavation, demolition or major building work starts next to a property. NSW councils commonly make one a condition of development consent. The report records the existing condition of neighbouring buildings with photos, so any damage caused by the works can be proven later.
Will my report look the same as the sample?
Yes. Your report uses the same format, structure and level of photo evidence as the sample for that service. Only the findings differ, because every property is different. Reports are delivered online within 24 hours of the inspection, and you can open them on a phone, share a link or download a PDF.
