The fixing component covers all internal installations including doors and hardware, kitchen and bathroom cabinets, benchtops, plumbing fixtures, electrical outlets, and finishing elements like skirting and architraves. The waterproofing component is equally important, focusing on the integrity of waterproofing membranes in every wet area of your home. Our VBA-registered inspectors verify that membranes are correctly applied with adequate coverage and overlap in accordance with AS 3740 and the Building Act 1993, that floor falls direct water to drains, and that all penetrations are properly sealed. This inspection covers two key areas: internal fixings and waterproofing. For waterproofing, we verify membrane installation in all wet areas including bathrooms, laundries, and kitchens against AS 3740 requirements, as well as floor falls and shower screen provisions, in compliance with the Building Act 1993.

Waterproofing in Victoria must comply with Australian Standard AS 3740 (Waterproofing of domestic wet areas), the Building Act 1993, and the National Construction Code (NCC). These standards specify membrane coverage, overlap requirements, wall heights, and floor fall gradients. Under the Domestic Building Contracts Act 1995, waterproofing defects are covered by the 6-year non-structural warranty, and our inspection creates documented evidence should a VCAT claim become necessary.

Waterproofing failures are one of the most common and costly defects in new Victorian homes. Poor waterproofing in bathrooms, showers, and laundries can lead to water damage, mould growth, structural timber rot, and damage to adjacent rooms. Once tiles are laid over the waterproofing membrane, defects become invisible and extremely expensive to rectify, often requiring complete bathroom demolition and reconstruction. Our VBA-registered inspectors identify these issues before tiling begins.

Under the Domestic Building Contracts Act 1995, Victorian homeowners have a 6-year warranty for non-structural defects including waterproofing failures, and a 10-year warranty for structural defects. Our detailed inspection report documents the waterproofing condition with photographs and references to AS 3740 and the Building Act 1993. These reports are accepted by VCAT (Victorian Civil and Administrative Tribunal) should disputes arise with your builder.
