The lock-up stage marks a significant milestone in your new home build. At this point, the building should be fully enclosed with the roof installed, external cladding complete, and all windows and doors fitted. Our inspectors thoroughly assess every element of the building envelope to ensure it is weather-tight and correctly installed. We check roof cladding and fixings, gutters and downpipes, window and door installations, flashings, insulation, and wall plumbness. This inspection also includes a complimentary reassessment of all visible frame elements to confirm any previously identified issues have been rectified. Once plastering begins, many of these elements become permanently concealed.

A lock-up stage inspection is conducted when the building is enclosed with the roof, external cladding, windows, and doors installed. This is sometimes called the pre-plaster stage as it occurs before internal plastering begins. It also includes a free visible frame reassessment to verify any previously noted frame issues have been addressed.

The lock-up inspection focuses on the building envelope including roof cladding and fixings, gutters and fascia, external wall cladding, window and door installation, flashings, insulation, and weather sealing. It verifies the building is weather-tight and structurally sound before internal lining begins. We also reassess any visible frame elements at no extra charge.

Proper weather resistance at lock-up stage prevents water ingress that can cause timber rot, mould growth, and structural damage over time. Incorrectly installed flashings, poor sealing around windows, or gaps in cladding can lead to moisture entering the wall cavity. These issues become hidden once plastering is complete, making early detection critical.

During the lock-up inspection, our inspectors reassess all visible frame elements at no additional cost. This confirms that any defects identified during the earlier frame stage inspection have been rectified by the builder. It also allows us to check for any new issues that may have developed since the frame inspection.
