When should you get a pre-purchase inspection in Brisbane?

In Brisbane, book the pre-purchase inspection as soon as your contract is signed, so the report arrives well before the building and pest inspection date in the contract. Most Queensland contracts let the buyer end the contract if the report is unsatisfactory, by giving the seller notice by 5pm on that date.

Beat the Building and Pest Date in Your Contract

The standard Queensland contract usually makes the sale subject to a building and pest inspection by a set date. If the report is not satisfactory, your notice to end the contract has to reach the seller by 5pm on that date, and that deadline is also your leverage to renegotiate. Tell us the date when you ask for a quote and we book around it. The report arrives within 24 hours, with a photo of every finding.

Why Brisbane Buyers Add the Pest Inspection

South-east Queensland has some of the highest termite activity in Australia, and older Queenslanders sit on timber stumps that termites and rot both attack. The seller disclosure statement that Queensland sellers now have to give you does not include a building or pest report, so the inspection is still the only way to find out.

What Brisbane Buyers Should Look Out For

QBCC Licence 15249792

Termites

We check every accessible timber, the subfloor, the roof space and the garden for mud leads, damage and the moisture that attracts termites, using thermal imaging and Termatrac radar.

Queenslanders on stumps

Timber stumps rot and get eaten, and many homes have been raised and built in underneath. We check the stumps, the bearers and any build-under work, and note anything that looks unapproved.

Flood and storm history

Parts of Brisbane flooded in 2011 and again in 2022. We look for water marks, replaced linings and damp, and suggest you check the property on the Brisbane City Council Flood Awareness Map.

Near-new homes

Structural defects in a recently built home may still be covered by the QBCC Home Warranty Scheme, which runs for 6 years and 6 months from the contract or the start of work. The report gives you dated evidence.

Pre-Purchase Building Inspections Brisbane: FAQs

Answers to common questions from Brisbane buyers

The standard contract usually names a building and pest inspection date. If you are not satisfied with the report, you can end the contract by giving the seller written notice by 5pm on that date. If no notice is given by then, the seller can end the contract instead. Your conveyancer will confirm the exact terms of your contract.

Yes, on most private residential sales: 5 business days from when you receive the signed contract. Ending the contract in that time usually costs 0.25% of the price. There is no cooling-off at auction.

For a house or townhouse, yes. Termite activity in south-east Queensland is among the highest in Australia, and termite damage is not covered by most home insurance policies.

No. Since August 2025 Queensland sellers must give buyers a disclosure statement before signing, covering title, pool safety, flooding, heritage and other matters. It does not include a building or pest report, and it does not tell you the condition of the house.

Within 24 hours of the inspection, by email and text message link, and your inspector will call to take you through it.

It depends on the property type, its size and where it is, and on whether you add the pest inspection. You get a fixed quote online before you book.
