What does a building and pest inspection in Sydney check?

A building and pest inspection in Sydney checks the structure, roof, subfloor, wet areas and grounds of a property for defects, and checks every accessible timber for termites, borers and rot. In Sydney the pest half matters: subterranean termites are active across the basin, and their damage is usually hidden behind paint, plaster and skirting boards.

Why Sydney Buyers Book the Pest Inspection Too

A building inspection on its own does not look for timber pests. Coptotermes, the most destructive termite in Australia, is common across Sydney, and it eats timber from the inside, leaving a painted skin that looks sound. Most home insurance policies do not cover termite damage, so if it is missed before you buy, the repair is yours. Booking the building and pest inspection together means one inspector, one visit and one report that covers both.

What Happens on the Day

Your inspector checks the roof covering and roof space, the subfloor where there is safe access, every room, the wet areas, the exterior walls and the grounds, including fences, retaining walls, paths and drainage within 30 metres of the house. For the pest half they use a moisture meter, thermal imaging and Termatrac radar to find activity behind walls without damaging anything. You get the report within 24 hours, with a photo of every finding, and you can call your inspector to talk it through.

Termites near bushland

Termite pressure is highest where homes back onto bush and reserves: the Hills, Hornsby, the Northern Beaches, the Sutherland Shire and the Blue Mountains fringe. We check for mud leads, damaged timber, missing or bridged ant caps and garden beds built up over the weep holes.

Rising damp in terraces and older brick

Inner-city terraces and Federation homes often have failed or bridged damp courses. Look for fretting mortar, salt on the walls and flaking paint along the skirting. Damp subfloors also attract termites, so we report the two together.

Cracking on Western Sydney clay

Much of Western Sydney sits on clay soils that swell and shrink with moisture. That shows up as stepped cracks in brickwork, doors that stick and gaps at the cornices. The report separates normal settlement from movement that needs an engineer.

Water getting into apartments

In apartments we check balconies, shower recesses and window seals for failed waterproofing, which is one of the most common defects in Sydney strata buildings. For the building as a whole, pair the inspection with a strata report on the owners corporation records.

Building and Pest Inspections Sydney: FAQs

Answers to common questions from Sydney buyers

For a house, townhouse or ground-floor unit, yes. Subterranean termites are active right across Greater Sydney, their damage is usually hidden, and most home insurance does not cover it. For an apartment above ground level a building inspection is often enough, because the timber that termites target is mostly in the common property.

Book before you exchange if you can. In NSW the cooling-off period on a private sale is 5 business days, and pulling out in that time costs 0.25% of the price. There is no cooling-off at auction, and none if the vendor asks for a section 66W certificate, so for those sales the inspection has to happen first.

Most Sydney houses take 2 to 3 hours on site. A unit can be quicker; a large or older home with a deep subfloor can take longer. The report arrives within 24 hours of the inspection.

Read it, but treat it with care. It was commissioned by the seller, it may be months old, and you may have no right to rely on it if something was missed. An independent inspection works only for you, and you can call the inspector who did it.

The report records where the activity or damage is, how far it extends and whether a treatment is in place. You then decide with your conveyancer: ask the vendor to treat and repair, renegotiate the price, or withdraw within cooling-off. Live termites need a licensed pest manager, and damaged structural timber usually needs a builder or engineer to assess the repair.

It depends on the size and type of the property, how old it is and where it is. You get a fixed quote online before you book, with no travel charges anywhere in Greater Sydney.
