Whatever Stage Bathla Left You At, We Inspect It
Slab, frame, lock-up, fixing or handed over: your report covers the incomplete works against your contract, the defective works in what was built, and the non-compliant works that breach the NCC or Australian Standards, the items that cost you later when you find them yourself or your next builder charges you to redo them.

1. Slab and base stage
Footings, formwork, reinforcement and slab checked against the engineering before defects are covered up in concrete.

2. Frame stage
Wall and roof framing, tie-downs, bracing and steel checked against the plans, with every missing or non-compliant member recorded.

3. Lock-up stage
Roof, external walls, windows, sarking and flashings: what is missing, what is defective, and what breaches the NCC.

4. Fixing and waterproofing
Internal linings, waterproofing, cabinetry and services rough-in, where hidden non-compliance costs the most to fix later.

5. Completion and handover
The full home measured against your contract and plans: incomplete works, defective finishes and every non-compliant item.

6. Apartments and townhouses
Handed over but full of defects? We document every defective and non-compliant item before you or your next builder pays to redo them.

Three things, because your claim needs all three: the incomplete works measured against your contract and plans, the defective works in what was built, and the non-compliant works that breach the NCC or Australian Standards. The non-compliant items matter most, because they are the ones that quietly cost you later, when you discover them yourself or when your next builder charges you to redo them. Everything is photographed and costed from published cost data in the format icare HBCF assessors work from.
Any stage Bathla left your home at: slab, frame, lock-up, fixing and fit-out, or handed over with defects. Houses, duplexes, townhouses and apartments up to three storeys.
The Home Building Compensation Fund responds when a licensed builder cannot complete or rectify residential work because of insolvency. It generally applies to contracts over $20,000 for buildings up to three storeys. If you bought off the plan in a larger apartment building, different rules apply. The first 15-minute call is free and we will tell you honestly which pathway fits before you pay for anything.
Because works that are altered before they are documented are much harder to claim. The insurer needs to see what Bathla left, as Bathla left it. Document first, then rectify.
