Why Are Construction Stage Reinspections Important?

Ensuring the defects are fixed by the builder is the primary key to quality assurance Owner Inspections provide. In many cases in the past, some builders claimed they had fixed the defects, but when we got there, we noticed all or many of the defects were still present without any rectification works; hence it is highly recommend getting a re-inspection once the builder claimed that the defects are fixed and before you let them go to the next stage of inspection.

Why Reinspections Are Required:

The inspection shall comprise visual assessment of the property to identify major defects and to form an opinion regarding the general condition of the property at the time of inspection. (Australian Standards AS4349.12007 – Section 2.3.1). Each item shall be visually inspected, and limited testing of operation shall be undertaken (Australian Standards AS4349.12007 – Section Appendix C, Table C).

As mentioned above, Australian Standards require a visual inspection to be conducted and also prevents inspectors from commenting on the photos provided by others. To follow the Australian Standards guidelines and provide the highest unbiased inspection and reports, we need to attend to the site and conduct a full re-inspection.

A Closer Look at New Construction Stage Inspections

When is the right time to ask for a re-inspection?

It would be best if you kept in touch with your builder (or Site Supervisor) and ask them to inform you once the defects are fixed. Once you get the confirmation that the defects are fixed, you can book a re-inspection and one of our experienced inspectors will attend to the site and check all the defects we picked in the initial inspection and will send you a comprehensive report to you on the same day before defects being covered.
